Get ready to start hearing the phrase "The New Texas Coast" a little more often when talking about Port Aransas and Mustang Island, Texas. What exactly does this phrase refer to? Great question!
The New Texas Coast is primarily three main resort developments along Highway 361; Palmilla Beach Resort, Sunflower Beach and Cinnamon Shore. Their unique neo-urbanism design would be very familiar to you if you have ever visited the 30A in the Florida panhandle. Picturesque communities like Alys Beach, Rosemary Beach and Seaside have paved the way for this trio of resorts on this side of the Gulf of Mexico. They feature walkable streets, rolling green spaces, community events and beach beaches which can be accessed by walking or cruising in a golf cart.
The Texas coastline which runs from Louisiana to the Rio Grande, is a stretch of 367 miles. 323 of those miles are protected dunes, thus resulting in the inability to ever be developed. Of the remaining 44 miles of land that have the potential to be developed, Mustang Island has a 20 mile stretch. We are blessed with the largest portion in the state of Texas. Although this area is still in what some may call it's infancy of development, it's an excellent time to consider owning property here while you can. With a finite amount of coastline available, purchasing your own slice of paradise is completely within your grasp.
